Buying or Selling a Home on the Net

You might think that a global marketplace like the Internet is an unlikely place for help on such a local subject as buying or selling a home. But there are many valuable resources available to you.

Finding the Right Realtor

When you have a home on the market, stress can quickly become your middle name. Whether you are trying to sell it yourself or you have a realtor, you often need all the help you can get.

The Living Network is an excellent resource for locating the best realtor. Actually, this site is great for buyers or sellers. The Web address is http://the.living.net. From here you can find all the realtors in a given area. First you select your state. From here, you can select your city, and view all the realtors in your area. Or you can search for a realtor by name. After selecting your city, you'll be given the names, addresses, phone numbers, and sometimes Web and e-mail addresses for all the realtors in your area.

Working the Resources

This site is an excellent resource for promoting your house directly to realtors. For example, we gathered 100 e-mail addresses in the Chattanooga, Tennessee area. Then, we e-mailed a note to these addresses about a house that a local realtor had for sale. Within 12 hours, the realtor received 2 e-mail responses and 2 phone calls. Two of the responses actually had buyers who would be interested in the house. Of the 100 e-mails we sent, only 10 addresses bounced back as old or invalid. This is a fairly low percentage of bad addresses when compared to other lists one might find on the Internet.
